Exterior
Low Maintenance Exteriors Building Plans: Builder will furnish preliminary plans and specifications when Purchaser and Builder sign a preliminary contract. Foundation: Professionally engineered concrete foundation to exacting standards. Maximum height of foundation from ground to elevation: 36". Ten year limited warranty on foundation provided by builder and/or engineer. Well and septic: Builder will assist purchaser in well and septic placement to comply with State and County Health regulations. We can finance well and septic with home. Because of our long-term relationships with septic tank contractors, we may be able to save you thousands of dollars. Termite Pretreat: Foundation is treated for termites prior to pouring concrete and an annual contract is provided which includes bond against future termite damage. There is an annual renewable contract, which is paid by homeowner. Framing: All walls, rafters, ceiling joist 16" OC Treated Wood toe plates on interior and exterior.
Exterior Door Construction: builder provides Permanent Jam, Casing and construction doors for front and back doors. Home Wrap: Tyvek air and moisture barrier on all exterior walls and all exterior openings are foamed.
Roofing: Pinnacle dimensional shingle with 30 yr. Materials and labor limited warranty. Purchaser chooses color. Fireplace: 42" with outside draft glass doors, Heat-o-Later, metal rain cap, and Hardiplank case. Siding and Cornish: Hardiplank siding and Cornish with 50 yr limited warranty. Hardiplank has a masonry rating for low insurance rates and many years of low maintenance. Windows: White or bronze insulated double pane, one-over-one or divided light, single hung. Exhaust fans: in all bathrooms. Sheetrock: Sheetrock will be installed throughout home and will be taped, floated, and textured. Green moisture resistant sheetrock will be on walls of tub shower, sinks or vanities. Garage door: 16' or 18' Steel insulated raised panel with opener. Insulation: R-19 batt on all exterior walls, R-38 blo Heating and A/C Unit: Professionally sized for your custom home. Hi-efficiency 12 Seer Heat Pump compressor & air handler, Hardboard Plenum and R-6 Silver duct drops will be installed. This is a typical finish out - based on the following allowances:
Builders Risk Insurance: Fire, windstorm, mischief, and theft protection during construction provided by builder. Scrap materials: Scrap materials will be burned when possible, or put in Dumpster for haul off by builder. If purchaser wishes to clean building site a discount of $750.00 will given. One Year Limited Warranty: Front door to back door. Independent Licensed Professional Inspection: Builder will provide written inspection report upon completion of home at purchaser's request. In addition the lender usually confirms draw request by inspection with pictures. Complete One-Step Financing: Available for qualified Purchasers at very competitive rates.
