Building Plans: Builder will furnish preliminary plans and specifications. Subject to approval by builder.

Foundation: Professionally engineered concrete foundation to exacting standards. Ten-year limited warranty on foundation provided by builder and/or engineer.

Well and septic: Builder will assist purchaser in well and septic placement to comply with State and County Health regulations. We can finance well and septic with home. Because of our long-term relationships with septic tank contractors, we may be able to save you thousands of dollars.

Termite Pretreat: Foundation is treated for termites prior to pouring concrete and an annual contract is provided which includes bond against future termite damage. There is an annual renewable contract, which is paid by homeowner.

Framing: All walls, rafters, and ceiling joist are framed 16" on center. Treated wood toe plates on interior and exterior walls.

Complete OSB sheathing on exterior of home. Steel Hurricane Ties on all rafters
Pressure blocking on exterior walls. Techshield Roof decking with clips.

Home Wrap: Tyvek moisture barrier on all exterior walls and all exterior openings are foamed.

Roofing: Composition dimensional shingle with 30 or 40 yr. limited warranty on materials. Metal roofs of all types & styles and colors are also available.

Fireplace: 42" prefabricated or full masonry fireplaces.

Siding and cornish: Hardiplank siding and cornish with 50 yr. limited warranty. Hardiplank has masonry rating for low insurance rates and many years of low maintenance. Stone, stucco, cedar siding, etc. are also choices.

Windows: Insulated Low E double pane Aluminum or Vinyl single hung.

Exhaust fans: in all bathrooms.

Sheetrock: Sheetrock will be installed throughout home and will be taped, floated, and textured. Green moisture resistant sheetrock will be on walls of tub shower, sinks or vanities. Rounded corners - High traffic areas.

Garage door: 16' or 18' Steel insulated raised panel with openers. Cedar facing is also a choice.

Insulation: R-22 blown cellulose exterior walls, R-38 blown in ceiling.

Heating and A/C Unit: Carrier Hi-Efficiency, up to 19 SEER heat pump, compressor & air handler. Hardboard Plenum and R-6 Silver duct drops will be installed. Professionally sized for your custom home.

While any of these Brands and styles can be changed by owner - this is simply an "example" of choices.

>	Appliances - owners choice.
>	Flooring - Carpet, vinyl, tile, laminate, wood & stained concrete.
>	Custom Kitchen and Bath cabinets (no particle board or MDF) individually designed for each purchaser.
>	Solid surface(Granite, Quartz, Corian, Marble, Concrete), tile, or laminate countertops.
>	Cultured marble tops with oval bowl on vanity. Purchaser chooses color.
>	Kelly-Moore or Sherwin-Williams latex exterior and interior paint. Purchaser chooses colors.
>	Door hardware, cabinet pulls and bath accessories.
>	Moen faucets (or equal) in kitchen, bath vanities and all tub/showers.
>	Leaded glass front doors. (Owners choice) Back doors are steel or fiberglass insulated.
>	Inside trim is paint grade, colonial style on wall bases and around door casings.
>	Cultured marble or acrylic tub with 8" cultured marble or tile surround at master bath. Master bath shower is cultured marble or tile. All baths have white elongated toilets. White porcelain on steel tub/shower with tile surround in #2 bath.
>	Kitchen sink is white cast iron or equal with Moen or equal faucet with spray.
>	Liberal light fixture and fan allowance.
>	50 gallon high efficiency electric water heaters for low utility cost.
>	Interior Doors - solid core Colonial raised panel three hinge.

Builders Risk Insurance: Fire, windstorm, mischief, and theft protection during construction provided by builder.

Scrap materials: Scrap materials will be burned when possible, or put in dumpster for haul off by builder.

Warranty: Visit TRCC website @ www.trcc.state.tx.us.com

Inspection: Effective September 1, 2008, all homes to be inspected by TRCC approved inspector.

Complete One-Step Financing: Available for qualified Purchasers at very competitive rates. The Builder will arrange financing at Purchasers request.
